FY26 SOUTHBOROUGH PROPOSED PROPERTY ASSESSMENTS
SEPTEMBER 15th, 2025, THROUGH SEPTEMBER 19TH, 2025
In accordance with guidelines established by the Massachusetts Department of Revenue, the Board of Assessors has completed its annual revaluation of all real and personal property for the purpose of local property taxation.
Massachusetts law requires that all property be assessed at its fair cash value as of January 1, 2025. Fiscal year 2026 assessments are based on analysis of arms-length sales and market conditions that occurred during the 2024 calendar year. Sales from the year 2023 were used to value property when the number of 2024 sales were insufficient for analysis. The Board of Assessors has conducted the necessary analysis and adjusted assessments accordingly.
The following statistical medians were observed:
Class 101 Single-family homes increased 3.00%
Class 102 Condominiums increased 3.00%
Class 104 & 105 2 & 3 family homes increased 3.00%
Class 111-125 Apartments increased 3.00%
Class 130-132, 106 Vacant Land increased 0%
Class 103, 109, 012,018 Multiple homes on parcel increased 3.00%
Class 300 Commercial increased 3.00%
Class 400 Industrial increased 3.00%
Class 012-043 Mixed use increased 3.00%
Individual parcel valuations may vary from the average class increase due to typical differences, data updates and corrections, new construction and the effect of market trends for specific characteristics.
The Bureau of Local Assessment within the Department of Revenue performs a comprehensive review of the Town’s analysis to ensure uniform and equitable property values. Once all standards were met, the Commissioner of Revenue issued the Town of Southborough preliminary certification.
The Department of Revenue requires the Assessors to publicly disclose the proposed assessments for a minimum of five business days for the public to view and have the opportunity to inquire about the new assessments before they are certified. This information will be available for review Monday September 15th through Friday September 19th by visiting the Town’s website at http://www.southboroughtown.gov. Taxpayers may also inquire about their new assessments during our disclosure period by visiting the Assessor’s office at Southborough Town House located at 17 Common Street during regular business hours including Friday the 19th or calling us at (508) 485-0720.
At the expiration of the disclosure period, the Town will seek final certification from the State and finalize assessments for tax billing.
