What is the Zoning Bylaw?
The Zoning Bylaw sets local rules for how land and buildings can be used and developed in Southborough. It helps protect public safety, manage growth, and preserve neighborhood character.

How do I know what zoning applies to my property?
Each property is located in a zoning district with specific requirements for use, size, and placement of buildings. The Building Department can help you determine your zoning district.  

Please call 508-485-0717 to schedule an appointment with the Building Commissioner to review your plans and confirm whether zoning relief is needed.

What types of zoning relief are available?

  • Special Permit: Allows certain uses or structures after review by the Zoning Board of Appeals (ZBA).

  • Variance: Granted only in rare cases where unique property conditions create a hardship.

  • Appeal/Interpretation: Requests review or clarification of a zoning decision.
